Look at the north side of a lot of Fresno roofs and you’ll see it: dark streaks running down the tiles, or gray-green crust spreading across the shingles. Plenty of people figure a dry Valley town shouldn’t have that problem. Winter tells a different story. From late fall into early spring, rain and weeks of tule fog keep shaded slopes damp for long stretches, and algae and lichen settle in. Then summer dust and pollen stick to whatever is growing there, and the roof looks a little darker every year.

Fresno’s mix of roofs needs a careful approach. Many newer homes in the north part of town have concrete tile, while plenty of older ranch homes have asphalt shingles. Blasting either one with a pressure washer is a bad idea. High pressure can crack or loosen tiles and strip the granules that protect shingles from the sun. We soft wash instead. A cleaning solution goes on at low pressure, sits long enough to break down the algae, moss and lichen, and then gets a gentle rinse. Thick lichen can keep fading for a few weeks afterward as the weather rinses it away. We pre-rinse your plants, rinse them again when we finish, and keep foot traffic on tile to a minimum.

A cleaning solution is applied to the roof at low pressure, covering streaks, algae, moss and lichen evenly without the force that can crack tiles or strip shingle granules.

Allow dwell time

The solution is given time to work into the growth and break it down. We keep landscaping wet and watch conditions so the solution doesn’t dry on the surface too quickly.

Rinse and clean up

The roof is gently rinsed, and the gutters, walls, windows and plants below are rinsed as well. We check the results and touch up any areas that need more attention.

Most of it starts in winter. Rain and long stretches of tule fog keep shaded and north-facing slopes damp from late fall into spring, which is enough for algae to grow. Summer dust then sticks to the streaks. A soft wash treats the algae itself, so the roof comes clean instead of just looking rinsed.

Not with our method. We never use high pressure on roofs, because that’s what cracks and loosens tiles. A low-pressure soft wash does the cleaning, and we keep walking on the tile to a minimum. If we spot tiles that are already cracked or out of place, we’ll point them out so you can have a roofer take a look.

Spring, after the wet season, works well for many homes because it clears the growth that winter fog and rain encouraged. In summer, we start early in the morning so the solution doesn’t dry too fast on hot tiles. We’re open 7 days a week from 5am to 10pm, so finding a time that works is usually easy.
