House Washing
Why soft washing beats high pressure
High-pressure washers can chip paint, crack stucco and force water where it doesn’t belong. Soft washing uses low pressure and cleaning solutions that break down grime at the source, then rinses it away.
The result is a cleaner home that stays clean longer — and a much safer process for your paint, windows, landscaping and family.

Local know-how
Why house washing matters in the Central Valley
Most Valley homes are stucco, and stucco is textured and porous, which means it holds onto dust like a sponge. Every windy day adds a fine layer from nearby fields, orchards and construction, and that dust turns into dark streaks when sprinklers or the first rains run down the walls. North-facing and shaded sides can grow mildew or algae, especially where sprinklers keep the base of the wall damp. Eaves collect cobwebs, spiders and wasp nests, and in many Fresno and Clovis neighborhoods, pollen and ash settle onto trim and ledges throughout the year.
Soft washing works differently than many people expect. Instead of relying on force, we apply a cleaning solution at low pressure that loosens dirt and breaks down organic growth, give it time to work, and then rinse the surface clean. That approach reaches into stucco texture without eroding it, and it doesn’t drive water behind siding, into light fixtures or around window seals. We pay attention to outlets, vents and outdoor decor, and we keep landscaping wet before and after so plants are protected throughout the job.
After a wash, a few habits help the results last. Adjust sprinklers that hit the walls, since constant moisture is what lets stains and growth come back. Trim shrubs and trees back a bit from the house to improve airflow and sunlight on shaded sides. Knock down new cobwebs with a broom between visits. If you’re also having windows cleaned, washing the exterior first means the glass is done last and stays spotless. It’s also smart to wash before repainting so new paint goes onto a clean surface.

Our process
How our house washing works
Walk the property and prep
We look for delicate areas, make sure windows and doors are closed, cover outlets and fixtures where needed, and move small items away from the walls. Plants and landscaping get a thorough pre-rinse.
Apply the cleaning solution
Using low pressure, we apply a cleaning solution to the walls, eaves and trim. It loosens dirt, cobwebs and organic growth without the force that can damage stucco or paint.
Let it dwell
The solution is given time to work so it can break down grime at the source. We keep plants wet and watch the surface so the solution doesn’t dry on it during the dwell.
Rinse and final check
Everything is rinsed thoroughly from top to bottom, including landscaping, windows and walkways. We walk around the house to check for missed spots and touch up any areas that need it.

Pricing
What affects the cost of house washing?
Every property is different, so we give every customer a free, no-pressure estimate.
Size of the home
Larger homes have more wall area, eaves and trim to treat and rinse, which takes more time and cleaning solution.
Number of stories
Two-story homes and tall gables take more setup and care to reach safely than single-story ranch homes.
Surface type
Stucco, painted wood, vinyl siding and brick each need a slightly different approach to clean safely and thoroughly.
Amount of buildup
Heavy mildew, algae, thick cobwebs or years of dust take longer to break down than a home that’s washed regularly.
Access and add-ons
Tight side yards, dense landscaping, or adding windows, gutters or concrete changes the scope. Call us for a free estimate tailored to your home.
FAQ
House Washing FAQs
Don’t see your question? Give us a call — we’re happy to help.
What is soft washing?
Soft washing is a low-pressure cleaning method that uses cleaning solutions to break down dirt, mildew and algae, then rinses it off gently. It’s safer for homes than high-pressure washing.
Is soft washing safe for stucco?
Yes. Stucco is porous and can be damaged by high pressure, which is why soft washing is the preferred method for stucco homes.
Will it hurt my plants?
We rinse plants and landscaping before and after we work to protect them.
How often should I wash my house?
Once a year is a good rule of thumb for most Central Valley homes. Homes with shade, sprinklers hitting the walls or nearby fields may need it more often.
Do you need access to water at my home?
Yes, we typically connect to an outdoor water spigot at your home. If your spigots are hard to reach, shut off or not working, let us know when you book so we can plan ahead. You usually don’t need to be home for exterior washing as long as we can access the property.
Should I close my windows and doors before you start?
Yes, please make sure windows and doors are closed before we begin, and let us know about any that don’t seal well. We’ll also ask you to bring pets inside and move items like cushions, toys or decorations away from the walls so we can reach every area.
Will house washing remove rust or paint stains?
Soft washing is designed to remove dirt, cobwebs, mildew and algae. Rust stains from sprinklers or metal, paint overspray and some other marks are a different kind of stain and may not come out with a standard wash. We’ll look at any problem spots and tell you honestly what to expect.
